Project Overview
The site is located in the north-east quadrant of the Adamstown SDZ, adjacent to the constructed Somerton Apartment Block 1 and the Lucan Shopping Centre. The proposed apartment block marks the final remaining construction area within the upper quadrant of the Somerton tile.
The development includes a total of 68 apartments (49 no. 1-bed and 19 no. 2-bed units). The building form follows an L-shape of 4/5 storey height, located to minimize any potential impact on neighbouring properties. The proposed development includes a total of 50% dual aspect units, and 55% enlarged / oversized units. The proposed development includes 614sqm communal open space, 77 car spaces and 129 bicycle parking spaces. The development completes the Somerton 2 sdz area while improving on key design metrics like dual aspect provision and unit size, and adhering to the flexible use perimeter building requirement of the SDZ.
The design references the existing Somerton Apartment Block 1 (already built) in terms of building form and materials. The building elevations are composed of different render tones, glass balustrades, a red brick material on the feature corner and a light white brick marking the apartment entrances.
