Project Overview

The Kilternan Residential development is located on a sloping site of 5Ha, with a pleasant aspect towards the Glenamuck hills. Comprising of 109 houses, 94 apartments and a child-care facility, the design concept is based around a linear open space. The space forms a visual connection from the Enniskerry Road to the nearby Glenamuck hills, and incorporates a landscaped water course which provides sustainable surface water attenuation for the scheme.

In the planning of the scheme, careful attention has been given to preserving the maximum amount of existing hedgerow lines and stands of trees. The urban form is based on a series of three-storey apartment buildings forming a clear, well-defined frontage to the Enniskerry Road and the entrance corner to the main access road, with lower-scale terraces of houses located behind.

Because of the existing steeply rising land towards the southwest, the terraces are generally arranged parallel to the contour lines, maximising the amount of shallow-gradient roadway and minimising the amount of stepped retaining walls required between each house. The terraces are thus set into the rising landscape using step lines along the back garden boundaries.
