Project Overview

The development is located on a site 1.32Ha adjacent to the Guinness Brewery in an area undergoing major regeneration, known as the James’s Quarter. The development consists of a mixed use in six blocks, over basement. The residential component is a “Build to Rent” scheme of 596 no. residential units with associated resident support facilities and resident services and amenities in five new build blocks. Of the 596 no. residential units, 482 no. are one bedroom units and 114 no. two bedroom units. Some 7,049 sqm of other uses within the proposed development are retail, medical, cafés, restaurant, childcare facility and co-working spaces.

The development provides for a water feature to the south of the protected structure to represent the historic use of Grand Canal Harbour. The protected structure has been extended to provide for medical, cafe and retail use, with co-working in the building. Building height ranges from the existing three storeys to thirteen storeys. Communal terraces, roof gardens and balconies providing on all external elevations, save for Block 5 where the protected structure is located.

The development is intended to provide for rental accommodation for people working in the vicinity of the site and the necessary social and community infrastructure to support this new community. The proximity of the site to two hospitals, as well as the site of the future children’s hospital is particularly helpful as it assures a ready supply of accommodation for staff who may be new to the country. Medical services and incubation units for new business also form part of the scheme. The north of the site provides a new civic space, where in an echo of the site’s previous use, a water feature and deck area south of the Protected Structure.
