Project Overview

St. Marnock’s Bay is a thoughtfully planned residential development located near the heart of Portmarnock village in North County Dublin. Designed in collaboration with Fingal County Council, the masterplan includes 894 homes, shaped in line with the Portmarnock South Local Area Plan.

Spanning 31 hectares, the gently sloping site boasts scenic sea views and is bordered by protected wetland habitats on two sides. Two nationally recorded monuments anchor the site, connected by a proposed Inter-Monument Route that traverses the development. The historic hedgerows have been preserved and now define the Central Linear Park — a green corridor at the heart of the scheme.

Phase 1B
Phase 1B was among the first projects submitted to An Bord Pleanála under the Planning and Development (Strategic Housing Developments) Regulations 2017. This phase includes 150 homes located along Station Road at the northern boundary of the site. A mix of two, three, and four-bedroom units is offered, including duplexes and a range of terraced, semi-detached, and detached two-storey houses. Completed in 2021.

Phase 1C
Granted planning approval by An Bord Pleanála and completed in 2023, Phase 1C comprises 153 residential units: 113 three- and four-bedroom houses, 27 duplex units, and 13 apartments. This phase also introduces three retail units, a medical centre, and a new public plaza — all strategically located along Station Road, adjacent to the Portmarnock DART Station. Completed in 2022.

Phase 1D
The third phase of development undertaken by BKD for Evara in the overall masterplan for Portmarnock South. This phase contains 172no. units in a combination of houses and duplex units across three different character areas of the overall masterplan. it also include Skylark Park and the continuation of the Townland Linear Park and Railway Park, onto which many of the units overlook. Completed in 2025.

Phase 1E
The fourth phase of development undertaken by BKD. This phase contains 195no. units in a combination of houses and duplex units across two different character areas of the overall masterplan. This phase of development includes a linear park along with a network of roads, paths and cycle-ways that connect the two recorded monuments. Currently on site.
