Project Overview

The Earlsfort Centre, originally developed in the late 1980s, is located opposite the National Concert Hall in the heart of south Dublin city centre.

On behalf of IPUT and Cashel Fund PLC, the project involved the addition of a two-storey office extension at the rear roof level of No. 5 Earlsfort Terrace (formerly Arthur Cox), delivering 960 sqm of premium office space with panoramic city views.

The existing floors of No. 5 and three levels of the adjoining Alexandra House were fully refurbished with a new Cat A fit-out. The works also improved the building’s environmental performance and accessibility, including new disabled WC facilities on all floors.

Basement upgrades introduced modern tenant amenities such as showers, drying rooms, and increased bicycle parking. External lighting around the site was also enhanced.

The redevelopment achieved LEED Platinum certification and a Building Energy Rating (BER) of A3.
