Project Overview

Completed in 2023 - The Southern Cross Development site is located to the south of Bray town on the Southern Cross Road. The 5.2Ha site, was the subject of an SHD planning permission and separate retail anchor planning permission. Both applications were accompanied by a masterplan for the site which was developed in consultation with Wicklow County Council.

The 1484m² neighbourhood centre includes retail units and a creche at ground floor, with a mixed-use community building over and an additional level of creche accommodation at first floor.

The supermarket retail unit of 2500sqm is located to the west along the southern cross road boundary. The neighbourhood and retail elements are linked by a 1050m² hard landscaped plaza with a southerly aspect adjoining the surface car park. The Creche has an enclosed 250m² playground.

The Neighbourhood Centre building is constructed in a steel frame with precast floors, in fill masonry party walls and masonry cavity external walls. The neighbourhood centre building has been designed to utilise a dual frontage to address both Southern Cross Rd and the urban plaza & shared car park on its opposite side. The retail anchor building which forms the entrance to the site was designed in conjunction with the building tenant. A free span steel structure spans 35m to provide a column free retail environment. All residential buildings in the development have achieved an A2 BER rating and all non-residential buildings have achieved a NZEB classification.
